I would suggest a formal business plan with clear and honest assessment of what you would like it to be along with financials. Don't sugar coat anything!!! Far too many businesses, even with the deep pockets, go out of business by not having a clear view of what the goals are and how it will work financially. To be honest, what you are proposing is a 24/7 365 commitment. Are you ready to commit to that long term?
Remember the 7 P's- Prior propper planning prevents piss poor performance!!!
You have the basics of a good concept. Just need to lay out a good plan of what it is, how to get there financially, and finances going toward the future of the business. Also, look into zoning laws and the legal ramifications as well. Bottom line, it IS a business first and a lifestyle as well.
Sorry if this is too blunt, but I've seen too many good and smart people piss away everything they've worked for without the proper due diligence.
