As I explained to my dad, fourty years of haircut money compouded annually at an average 10% return and that five years towrd early retirement! Not to mention i'm not a fan of razors either!
LOL ,,,, Going on 40+ years with me giving myself a haircut when needed, cost me 39$ for a set of electric shears way back when,,, saved a boatload of money since then!!! LOL
But not everyone feels comfy looking like a USMC drill instructor! LOL

Same for me haven’t paid for a hair cut in years..The wife buzzes mine off when needed plus I where a hat all the time and also my head gets singed daily

There’s lotsa folks living “off grid” in this part of the state. Basically you use solar/wind for power….sewer is either septic/composting toilet, etc….and water is usually hauled in and stored in tanks. You can collect rain water to water crops with, etc….just not great to drink. This area of the state is good for it, since there’s cheap land, and there’s a process to opt out of any permitting process for a small fee. You can generally get land for between 500-4500 an acre….depending on where it’s at. The further off the beaten path, the cheaper.
The real issue with buying offgrid land is you have to pay cash. Banks don’t do mortgages on land they can’t inspect. Then after that, you have issues with the actual building. Good luck getting deliveries of materials out there or finding someone to pay to get any of the work done.
I have land in the Big Bend region of Texas. I dream of it literally every night. It took 2 years to find someone who would scrape a driveway into the dirt and this land isn’t even that out of the way since it’s on a “main road” (10 miles of high clearance 4x4). There are other parcels out there selling for over $1k/acre that require a GPS and 4x4 just to get to.
Weirdly, UPS delivers out there if you get an address. The truck has 35” wheels and doesn’t mess around.
I’ve been playing with Starlink and it’s good so long as you stay away from the city. It’s also kinda shocking how much sky it needs to communicate. A single tree in view can create outages every minute or 2.
