Just realized you are using Sheetrock. I have done a lot of home remodeling because someone used Sheetrock up against concrete. They make a lot of different options for moisture barrier. Or use the greenboard made for bathrooms. Even if you spray for mold it will keep coming back. Concrete sweats bad.

No sheetrock on walls just greenboard for ceiling
 
So envious of you bro! In my area, no one cares how much electricity you use as long as you PAY!

Won't need a place for 20 plants but would really like to modify/ build a place into my MAN Cave and grow in there. Wont see myself out much..lol

I have lotsa space, wont cost too much, within my budget. Alas, the obstacle....I don't even dare to propose this to the wife. So @9bear might be right. You are probably not married yet or don't have pesky kids...lol
