Indoor A blessing...or a disaster? All help and ideas welcome.

Love the idea of using smaller retention walls and saving some money, thanks for the tip! And yeah I'm testing RH and temps over the next 48 hrs, highs and lows. I do have a inkbird controller to help stop major swings in temps. I've decided the nook is going to be a bloom area And the other part of the basement is going to be veg/autos.

That's definitely going to be a HUGE help!! The only thing I noticed in the Summer months was that the dehumidifier I run throws off a bit of heat, however this Summer, I'm going to have my grow's vented air piped into my house's HVAC to vent the warmer air upstairs where it can be either AC'ed or vented outside.. I'm not going to AC my basement, I've already told myself that lol

Plus when you have a few bad runs of autos because small genetics and constant variants in phenotypes that set you back it makes you think of a contingency plan. This isn't just my meds but it's also my job and only income to supply my patients. Yield as much as I hate to say it is a huge factor in my garden. And with a proper rotation of photoperiods I can harvest 3 half pound each plants every 30 days. 12 plants in groups of three all 30 days apart with 60 days veg. And that's only half my plant count currently. I'd need twice as many autos to meet that quota. Starting from seed every time you cant guarantee what your going to get..... Clones you can..... So I run both and fulfill my need to play around with autos and my love for growing while also making sure I meet my needs.

This is why I recently took the dive into growing photos.. Even though I haven't started cloning, a semi-shitty photo is still better than an "OK" auto, and there have been a couple instances recently where I wished I had grown even 1 more plant so my stash wasn't stretched super thin in between harvests.. Photos can take some abuse and just sorta grow in the background and as long as I water them and trim them back here and there, I can count on at least a couple ounces to supplement the auto garden I cherish.. I think you're gonna do fine man!!!!

I had thought about your dimensions and sorta reconfigured it in my head by having the larger area for photo veg and autos being 6x8 w/ the photo area being 4x6 as perfect dimensions, but you know your light coverage better than I do.. That gives you a 3ft path in between for movement.. Obviously that can be adjusted.. I look at those shelves and I envision either T5s or CFLs hanging from the bottoms of each shelf with trays of clones and seedlings rocking out and maximize your other spaces for SOG.. Just my $0.02!! :pass:

Paint the walls and floor nextx. Even the ceiling which I know can be a bitch. Get as much reflection from the walls as possible. Also help prevent moisture from being sucked through the walls when the dehumidifier is on. Trust me this happens. Looks like a nice spot overall.

@talkative I run both. They both have pros and cons. But I've ran 24/0 for a year and when you start running 2500w of lighting 24/0 it adds up. About 450$ a month, not including controlling my environment and paying for my actual electric bill. That's cool, I didn't know you were pro. When I was and had unlimited space for photos no autos both clones and seeds it finally made sense to keep some 12/12 tents and everything else out in the open under 24/0. otherwise very nice space with lot's of possibilities.
 
So it's not much but step one....
I've panda filmed off a 6x6 chunk of the back nook and have my 1000w hps hung. I have 2 circuits available for this room currently already, so that's a huge plus so I'm able to plug my ballast and a oscillating fan on one circuit.
Than on my other circuit I have my new favorite toy hooked up. It's called an ink bird and it let's me set high/low temps and allowed me to hook up BOTH hearing and cooling at the same time. So I have a space heater connected to it and my online fan that's pushing air through my light to cool it and then out into an adjacent part of the basement.... But as I write this I realize I need that running always because it's connected to carbon scrubber.... Great thinking! So instead I've just decided as part of the plan and to plan for the future I'll put a nice piece of wood and intake exhaust out of this basement window and run another fan and put that on the ink bird. Let's get this basement rocking guys! Right now with nothing running the okay couple days I stay around 60% humidity and 58 degrees Fahrenheit. Now I got the heater rocking, which should help dry it out, the hps will be rocking. Air has been decided to constantly be exchanging within the basement and I have to hook up a fan or two in this area still. Plus I think after I clean out the basement really good and start vegging on the other side and get a bunch of air moving over there I'll b sitting under 40-50% RH and flower should b fine. I'm already seeing a drop in RH since I've plugged in the heater....

I'm on schedule to begin my 12/12 bloom cycle tomorrow and I couldn't be more excited to test run this space! @Rebel @912GreenSkell are you guys ready for this? It's going to be a out of control monster.... Only thing I have on my side is she's been in the background vegging for a LONG time and is pretty mature. She's stacked rightuo from to to bottom though. No legs on this girl! Just how I like em!

It's three haze's mixed together if it originated from greenhouse seed co, I got it from clone that's been around for awhile
 
Alright so I have an area up and running. Since everything will be a fresh start from seed I decided to section of 6x6 area to start for now. I have decided to turn the whole nook into a bloom room that will be ran by a 1000w HPS covering 4x5 and the other half, with a two foot separation between light foot prints, will be a 600w equivalent LED panel.
Right now I've used panda film to separate it off while I work on things. Hoping to put a wall up with a door tomorrow and get a few more things squared away.
I find I'm going to have to fix some things down here to get things how I want but it's OK they needed to be done
HELP on CONCRETE and MASONRY please! I have some cracks in my foundation and when it rains some water leaks into a couple area of the basement. Not a huge issue but is there a quick fix for a renter like me? Last a year or two sealing things up some? I can see through a couple spots where the mortar has worn away, should I fill those with mortar or quikcrete? Help!
I also have to pull my bathtub drain and replace it so it doesn't drip into the basement anymore.
I also learned my dryer ventilation is not hook up.... At all....I noticed a break in the metal ducting leading directly outside that looks to have been taped at one point, but the repair failed and the line isn't even plugged into the dryer. So I will be having to reconnect the dryer and this line.... Which I found to be an OK thing actually. Now I can tap into the duct line and use it as an exhaust when summer time comes.
My biggest concerns with the basement are bugs, PM and bud rot..... So I'm going to be experimenting with a sulfur burner and some integrated pest management into my routine.
The bricks are to keep the pots from sitting directly on the cold floor. They are like 35 cents each so that was my best idea without sacrificing tons of head room which I don't have tons of... The panda film I can tell is going to cause trouble on the floor so this isn't a final solution.
My final solution is going to be framing in an area a few inches larger than the foot print for each light. I will than match a piece of measured and cut down foam insulation board inside this frame made of 2 inch by 2 inch pressure treated wood strips. This will than be tightly covered with a layer of pond liner, creating a tiny "pond" area for my water run off. I can than shop vac out my access run off water or cut a small hole and fit some tubing to it, glue it all up and seal it and run a drain line directly to a drain in the basement.... Is really like to test the second option to see if it would even work?

Can you get a couple pictures of the foundation where it's leaking?? In the past, the only success I had with fixing foundations was to dig on the outside of the house down to that level, repair the crack from the exterior of the house and then work on the interior, but you typically need to open up the crack a bit to get the cement in there, and then it just takes a day or 2 to dry.. You could try using something like masonry adhesive which is kinda like silicon caulking, but made for concrete/brick.. I've never had a lot of luck with it, but the couple of foundations that I've worked on, it took a bit to get it to seal up..

Also, how does the roof drain? Is it possible that the roof is draining and pooling in that area? You could build a French drain outside the house there, although I'm not sure what kind of tools you have or if your landlord would even be okay with it..
