Mike Tyson has just about the same thing in eastern US. He owns the property so any consumption on the grounds is outside of legal bounds.

Main location in mind is Devon/Somerset/Cornwall but I’m always open tbh. Land can be expensive so it’s finding the best for the price more than anything.

I bet there are people interested but the legality makes them wary and cautious to get involved with anything cannabis related. It's the same here. Less than an hour drive and you can buy all the weed/edibles/etc you want. Here? Oh boy, they would love to continue loading up the for profit prisons with easy weed arrests.
We see lots of new "medical" locations popping up as our state has just legalized extremely limited medical use. For the most part I think they are all just staking out retail locations for when things change. The parking lots are empty and you never see a single person in or out. I don't think anyone wants to be seen going there yet due to the questionable status of the market.
It's probably frustrating right now but stick to it and when things change you will probably get better responses.
