Good news with my cousin! We have several offers and QUITE a bit over what I thought was a high price. Hopefully the comps with help with the appraisal, but the realtor has worked with some of these investors before and it wasn't a problem to throw in more $ if the appraisal is too low for the bank.
I don't think he wants to get additional rental properties. He doesn't have kids to pass on to. I have found several places that is smaller and better fits his needs. His current home is WAAAAAY too big for him with 2900 sqft. With several of the properties, he could come out with a nice size little nest egg. I get his reservations and I'll help him with what ever he chooses.
Good news is I think I can be growing again in 6 weeks! I've done contingency deals, did it with my current home, closed on my farm one day and the next on my current home. The realtor says the top offers are pretty much done deals, since she's worked with them before. This weekend, we are checking out several properties I've found that look very nice in value in a less hot market.
